My property manager Chrystal is at best dismissive. I called her today to clarify matters on leaf removal - prior to moving in late November, we were promised that the leaves would be removed from the property. This was a specified condition of our move-in and something we brought up WEEKS before. Move-in day comes - leaves are still there. They're having "issues" with their vendor. Weeks pass. 2024 approaches - apparently their vendor has fallen through, and they are offering a $400 rental voucher to cover us paying for things. I specifically reject this rental voucher IN WRITING, as this is not even close to the cost of getting them removed. They apply the rental voucher anyways. It is becoming abundantly clear at this point that the owner just doesn't want to pay out of pocket for the leaf removal, and is looking to have us tenants bite the bullet for convenience. Frost has well since hit - the leaves are frozen, causing a significant slip hazard. My roommate calls the other day, and receives several mixed messages. Now all of a sudden, they are only willing to get leaves removed from the front of the yard, because the owner likes the back "outdoorsy" whatever that means. This was never mentioned to us when we were PROMISED PRIOR TO MOVE IN THAT THE LEAVES WOULD BE REMOVED FROM THE PROPERTY. Apparently the rental voucher can't be removed. Apparently the rental voucher was the "only option." I call today, and speak with Chrystal. It is immediately evident that her having to speak to a tenant is an inconvenience. She says "I'm sorry for your frustration" and then every single sentence afterwards is dismissive of my very real concerns. She does not acknowledge that Alarca Realty promised that the leaves would be removed, despite the fact that it was done in writing. Now, she claims this is being paid for by the owner, and that if the owner doesn't want to pay, there is nothing they can do. She does not acknowledge that frozen leaves on the walkways are a slip hazard. She interrupts me every other sentence, claims I am yelling at her (I specified to her twice that I was on speaker phone in the car and my voice often does not carry, so if it was coming across volume wise as yelling, that was not my intention) while continually being disrespectful to me and not recognizing anything I am saying. I intentionally lowered my voice and got to the point where I was simply asking her "Can you tell me in your words why you think I am frustrated?" She could not respond. I asked her this three times. She would only say "You told me," to which I said "Yes, but I do not feel heard, so in your words, can you please tell me why you think I am frustrated?" She could not tell me. She did not hear me, she did not want to hear me, and she made it so apparent that she did not want to be talking to me in any capacity. It got to the point where she was actively speaking over me and refusing to let me get a word in edgewise, so I just said have a good day and hung up. What is the point in being a property manager if you treat your tenants calling you, asking you about something YOU SAID YOU WOULD DO, as a complete waste of time? Alarca has a whole blurb on their site about rental companies creating "adversarial relations" with their tenants: Chrystal is the poster child for creating adversarial relations. Don't hear your tenant out, don't let them express themselves, don't let them even finish their sentences without cutting them off, tell them outright they're wrong (how can I be wrong about my own feeling of frustration...), and NEVER for a second treat them like a human being who might have a reason to feel the way they feel. TL;DR - property management will make promises to get you to move in that they have no intention of honoring. Property managers will treat you with disrespect, then act like you are being unreasonable for asking them to do what they said they would.

AWFUL experience, Renters stay away from this place, Homeowners find a better place to list your homes!!! I felt disrespected and *possibly* discriminated against by this organization like I never did. My girlfriend and I applied for 235 Uptown West. We both are relocating from Raleigh to Charlotte and have provided our new job offer letters, mine was from a fortune 100 company, and my girlfriend's from a renowned school in NC. Credit score and background history as clean as it gets... my income alone was way above their requirements and yet they rejected our application because they couldn't verify our income (ridiculous). I offered to provide the previous employer's paystubs, and I offered to provide the Worknumber Experian report which my employer uses as proof of income/employment, and they refused to take any additional documents, nor did they try to work with us to meet what they are looking for. After days of following up, we offered to add my gf's dad as a cosigner (which was absolutely unfounded to ask for), just to literally be told 30mn later that they approved someone else. Absolutely disgraceful, we loved the home, we appreciate a thorough due diligence, but this property management company is just incompetent.

Stayed at an Airbnb managed by these individuals and not only were they prompt with handling any issues we had but Micah, a customer support rep, handled an issue I had after our stay magnificently. Highly recommend this company with any property management needs or Airbnb stays.

I cannot say enough good things about the folks at Alarca. Ros and Nguyen were the ladies I had the most interaction with and both were just a joy to deal with. In an age where good customer service is rare, this company came through in all areas. Maintenance issues were few, but they were always recorded and addressed in a timely manner. Calls and emails were always promptly returned and the communication overall has been excellent. After leasing one of their properties for about 18 months, I recently moved into my own home and even the move out process went smoothly. Side note: I worked in apartment leasing for 10 years. I had no prior experience with this company, but would love to see more management companies operate on this level.

We've had a great experience working with Ros and the rest of the team at Alarca. They have been responsive and very communicative throughout the process of helping us prepare our properties to be rented, finding quality tenants, and managing the property. I would recommend them highly to anyone in need of a property manager.
